Investment Property Buyer's Agent · Australia Wide · International Investors Welcome
Whether you're in Sydney, Melbourne, Perth — or calling from Singapore, the UK, or the US — we do the hard work of finding, assessing and securing high-performing Australian investment properties, in every state and territory, on your behalf.
Compliance briefing · Updated August 2026
2026 has been the biggest year for property tax policy in a generation. This is the plain-English version — current as of this month, kept current as the rules bed in.
General information only — not financial, legal or tax advice. Every strategy above needs to be checked against your personal circumstances with your accountant, financial adviser or solicitor before you act.
What we do
Most agents specialise in a property type. We specialise in matching the right property to the right structure — because since this year's reforms, the two decisions can't be made separately.
Established residential property screened for yield, vacancy and growth fundamentals — sourced and purchased in every Australian state and territory, in your name, trust or company structure. If you already hold a positively geared property or portfolio, ask us about the current tax treatment for adding established stock. Details in our legislation guide.
New-build and house-and-land opportunities assessed for location, builder, contract and completion risk. Any tax treatment depends on the completed dwelling and your circumstances, so we coordinate with your registered tax adviser.
Cash-fund residential purchases and geared commercial (business real property) acquisitions — the two pathways still open to SMSF trustees post-reform. Coordinated with your accountant and adviser.
Commercial acquisition and lease negotiation in every state, for owner-occupier businesses and investors — including premises structured to meet SMSF business real property requirements.
Site sourcing and due diligence for developers and investors, including feasibility-stage assessment of zoning, yield and infrastructure timing.
Navigating the Australian Government 5% Deposit Scheme, Help to Buy and state grants alongside the property search itself — and how to approach your first purchase with a longer-term plan.
Houses, apartments, townhouses, acreage or development sites — local search, assessment, negotiation and auction representation for your principal place of residence across the Gold Coast and Northern Rivers.
Found a property yourself but don't want to bid on the day? A licensed auctioneer bids on your behalf — reading the room, holding your limit, and negotiating immediately after the hammer if it passes in. No full buyer's agent engagement required.
A structured review of your existing holdings, goals and next purchase before you buy again, coordinated with licensed tax and financial advisers where personal advice is required.
Where we buy
NSW · VIC · QLD · WA · SA · TAS · ACT · NT
Investment and commercial property searches run in every Australian state and territory — we follow the opportunity, not one postcode.
How we're paid
Our method
We don't chase whichever suburb is loudest this quarter. Properties are shortlisted against a fixed set of data checks — and rejected if they don't clear them.
Screened against current market benchmarks for the asset type and location — not a marketing brochure figure.
Checked against current local vacancy rates, so income projections reflect real tenant demand, not hope.
Population growth, employment diversity and confirmed infrastructure spend — the drivers behind sustained capital growth.
Matched against the right ownership structure for your circumstances, working alongside your accountant or adviser.
About
I've held my real estate licence since 2015, working as a Class 1 Real Estate Agent and Auctioneer across both residential and commercial transactions. That's given me a rare vantage point most buyer's agents don't have: I know exactly how selling agents, auctions and vendor negotiations work from the inside, because I've run them myself.
I started this agency because that experience showed me how rarely buyers get someone in their corner with no other agenda. I don't take a cut from developers, I don't get paid more for a more expensive property, and I don't represent the person selling to you. My only fee comes from you, agreed before we start.
Today I work with investors, SMSF trustees, first home buyers and owner-occupiers across Australia — helping each of them buy the right asset, in the right structure, backed by data rather than a listing photo.
Not local? We are.
How it works
A free consultation to set goals, budget, timeframe and the right structure — investment, SMSF, first home or forever home.
Properties screened against yield, vacancy, growth and structure fit before you see a single listing.
Building and pest, strata, rental appraisal, title and — for SMSF — compliance checks with your adviser.
Private treaty negotiation or on-the-day auction bidding, run by a licensed auctioneer who knows the room.
Coordinated with your conveyancer and broker through to keys — with a warm handover to a property manager if required.
FAQ
A single flat fee, agreed in writing before any search begins. It is never a percentage of the purchase price, and we never receive commissions, referral fees or incentives from developers, builders or selling agents — regardless of what you end up buying.
Yes, but from 10 August 2026 a new LRBA involving real property must be for business real property, so it cannot fund an ordinary residential investment purchase. Residential cash purchases, qualifying business real property LRBAs, existing arrangements and protected qualifying refinancing remain available. Your accountant, financial adviser and lawyer should confirm the structure.
If the eligibility conditions are met, a former home may continue to be treated as your main residence for capital gains purposes for up to six years while producing income. You generally cannot nominate another property for the same period. It is general information, not personal tax advice, so confirm your position with a registered tax adviser.
Yes. We help clients navigate the Australian Government 5% Deposit Scheme, Help to Buy and state-based grants alongside the property search itself. Eligibility and property-price rules still apply.
Investment, SMSF and commercial searches are conducted Australia-wide — we follow the data, not one postcode. Forever home and first home buyer representation is offered in select regions; ask us if we cover your area.
Yes — a Class 1 Real Estate Agent and Auctioneer, licensed since 2015, with transaction experience across both residential and commercial property.
Yes. Auction bidding is available as a standalone service, without engaging us as your full buyer's agent. As a licensed auctioneer, I bid on your behalf up to your set limit, and can negotiate immediately after the hammer if the property passes in. It's a fixed fee for the single property, not a percentage.
Yes. The portfolio review is a standalone, no-obligation engagement. We review your existing holdings, goals and next purchase, and coordinate with licensed tax and financial advisers where personal advice is required. It may lead to a future purchase, but that is never a requirement.
From 1 July 2026, real estate professionals providing regulated services have AML/CTF obligations. Identity and beneficial-ownership information may be required. Detailed source-of-funds or source-of-wealth checks are risk-based and depend on the service, customer and transaction. Read more in our legislation guide.
